Where Dubai rents are falling and how buy-to-let yields react

Asking rents fell in 9 of the 10 monitored Dubai apartment communities between Q3 2025 and Q3 2026, according to Property Finder figures reported by Khaleej Times. Dubai Hills Estate was the only one to stay flat.

Downtown Dubai recorded the largest drop at 21.7 per cent, followed by Dubai Marina at 16.1 per cent. The combined median apartment asking rent peaked at Dh135,000 in December 2025 and fell to Dh100,000 by June 2026. It was Dh100,000 in August and Dh105,000 in September.

Daily apartment listings on Property Finder in September 2026 were 55.1 per cent higher than a year earlier. Tenant enquiries rose 15.4 per cent, so each listing drew 23 per cent fewer enquiries on average.

Eight of the 10 monitored villa communities also posted lower asking rents. Al Furjan was the only villa community with an overall gain, at 15.15 per cent.
