Emirates NBD loan book hits AED 833 billion: what 17% retail lending growth means for Dubai mortgages
Emirates NBD published its nine-month results on 21 October 2026. Gross loans were AED 833 billion at the end of September, up 27% since January, and the bank wrote AED 174 billion of new lending over the period. Retail loans grew 17% and corporate loans grew 22%.
Profit before tax was AED 24.3 billion, up 4%, on income of AED 42.2 billion, up 15%. Total assets reached AED 1.38 trillion and deposits AED 935 billion. The third quarter alone produced AED 8.0 billion of profit before tax.
Part of the loan growth came from consolidating RBL Bank in India. Without it, loan growth for the year so far is 18% and deposit growth is 12%, rather than 19%.
Impairments were AED 2.1 billion, the cost of risk was 37 basis points and the impaired loan ratio was 2.0%. Emirates NBD Capital has worked on more than 70 debt capital markets deals in 2026, raising over USD 60 billion across 13 countries.
