Dubai rental yields, divided by what buyers actually paid: 9.3% in Silicon Oasis, 5.4% in the Marina

Doment, a Dubai property intelligence platform, has published rental yield figures for three Dubai areas calculated against the Land Department's registered sale prices rather than asking prices.

Dubai Silicon Oasis showed an average asking rent of 92 AED per square foot a year against a registered sale price of 991 AED per square foot, a gross yield of 9.3%. Downtown Dubai showed a rent of 191 AED per square foot and a price of 2,657 AED, for a yield of 7.2%. Dubai Marina showed a rent of 127 AED and a price of 2,344 AED, for a yield of 5.4%.

These were the only three areas with at least 120 flats advertised for rent and at least 100 sales registered over the past twelve months. Doment also records service charges across 1,749 buildings, averaging 14.4 AED per square foot a year, with a range of 1 to 94 AED.
