The Yard on Palm Jebel Ali: Waitrose, a clinic and 26 shops confirmed for a 2027 opening

Dubai Retail, part of Dubai Holding Asset Management, announced The Yard on 10 September 2026. The waterfront retail centre on Palm Jebel Ali will have about 70,000 square feet of leasable space and is due to open in 2027 with 26 tenants across shopping, dining, wellness and healthcare.

Confirmed tenants include Waitrose, an American Hospital clinic, a Jumeirah International Nursery, and Bateel Cafe, Piccoli and Friends Avenue for food and drink. McLaren Construction is the main contractor. The centre sits directly on the water, with open terraces and a link to the promenade. The project takes Dubai Retail's portfolio to 57 malls and centres across Dubai, and is expected to serve about 20,000 residents in the surrounding communities.

The first Palm Jebel Ali villas are due to hand over from late 2026. In April 2026, Nakheel awarded contracts worth more than AED 3.5 billion for 544 villas across Fronds A to F, with about AED 750 million of infrastructure works due to finish by the end of 2026.

Dubai's prime market has never opened a year this strongly. Knight Frank counted 296 sales above 10 million dollars in the first half of 2026, worth 5.1 billion dollars and up 16 percent on 2025, the busiest first half on record. The second quarter alone logged 26 deals above 25 million dollars. Where the money went Dubai Hills Estate led with 51 sales, just ahead of Palm Jumeirah on 50 and Palm Jebel Ali on 40, whose villas will not complete before 2028. The trophies included a 114.9 million dollar apartment at Aman Residences and a 152.5 million dollar plot on Naia Island. Yet the wider market cooled, with sales down around 14 percent. UAE Tenant Screening Goes Live: Dubai Landlords Can Now Check a Renter's Credit Score Through UAE PASS

Private landlords in the UAE can now check a prospective tenant's credit history before signing a lease. Etihad Credit Bureau has launched a Tenant Screening service that sends an applicant's credit score directly to a landlord's phone, once the tenant approves the release through UAE PASS. The tool, built with UAE digital government partners, was previewed at GITEX and is now live in the bureau's app, extending a check once reserved for banks to individual landlords. How it works Landlords enter the applicant's Emirates ID in the app and pay a fee via Apple Pay or Google Pay. The tenant is notified in UAE PASS and can approve or reject. No consent means no data, and refused or expired requests are refunded. Approved requests return a single score, not the full credit file, summarising repayment behaviour rather than income.
