Meraas awards nearly AED 1 billion to build 272 homes at Nad Al Sheba Gardens, due Q2 2028

Meraas has awarded GCC Contracting a contract worth close to AED 1 billion to build 272 homes in phase seven of Nad Al Sheba Gardens. The award was announced on 24 September 2026. Work is already under way on site, and completion is set for the second quarter of 2028.
The scope covers 130 villas of 4 to 7 bedrooms and 142 townhouses with 3 bedrooms. Pool houses, roads, drainage and utility works are part of the package. Khalid Al Malik, chief executive of Dubai Holding Real Estate, attributed the award to continued demand for master-planned family communities.
Spread across the 272 homes, the contract comes to roughly AED 3.68 million per home, though that figure includes the infrastructure. Nad Al Sheba Gardens is on the Meydan side of Dubai. Rugby School opened its campus in the area for the 2025-26 academic year, and The Grand mall opened in August 2026. Dubai's population reached 4.74 million at the end of June 2026.
