Dubai Municipality records 2,395 building violations in residential areas after 16,000 inspection visits

Dubai Municipality reported on 25 September 2026 that inspectors have recorded 2,395 building violations in the emirate's residential areas since the start of the year. The figure comes from more than 16,000 inspection visits, and more than 800 of those visits were in Al Warqaa.
Of the 2,395 cases, 451 have been fully corrected, 1,478 are still going through the required corrective steps, and 466 have been escalated to strict enforcement. The three figures add up to the total.
The most common violations are bachelor accommodation in areas where zoning does not allow it, one residential unit occupied by several families, and construction or alterations carried out without a permit. Daily patrols feed cases into a system that attaches a deadline to each fix. Unpermitted work on a villa stays with the property on resale, so the cost of regularising or removing it falls on the buyer.
