Dubai's New AI Digital Twin Maps 195,000 Buildings in 3D: What It Means for Property

Dubai switched on its Digital Twin Platform on 2 July, an AI driven 3D replica of the city that updates with live data. Sheikh Hamdan bin Mohammed bin Rashid Al Maktoum led the launch. Built by Dubai Municipality, the platform has modelled more than 195,000 buildings, 280,000 infrastructure assets and 330,000 public facilities, layered with over 1,500 geospatial data sets and 100-plus applications.
Why it matters for buyers
A shared, constantly updated base map lets planners test how a new tower affects traffic, shade and drainage, run flood simulations and track how assets age. For buyers, that points to fewer surprises after handover, clearer infrastructure timelines and a firmer basis for valuing a location. Investors who already study Dubai projects on an interactive map are doing a smaller version of the same thing.
The launch also brought new memoranda of understanding with Al-Futtaim and Huawei to expand the platform's data and computing power, part of the Dubai Economic Agenda D33. Officials describe the model as one phase of a longer programme, with more buildings and data layers still to come.
